Photos in Real Estate ads are the best way to get to the heart of things. With a few exceptions, ads without photos don't cut it. It is a bad idea to advertise online without photos. But, it is also a bad idea to use the internet with poor photos.

Anyone considering moving in the near future should always remember what they bought when buying a house. They were likely to be captivated by photos of the property such as its street appeal, backyard, lounge or kitchen photo, aerial or elevated shot, and other details. They were put in action by a combination advert headings, copy text and photos. While credit should be given to the copy, it is debatable if the photos would have been any better.

Before they hire an agent to market their property, whether in NZ or elsewhere, make sure you go to the internet or look at the last property every week to see what photos the agent took. This is often the most important financial asset a person has. If you take a look at the business cards of many agents, it will likely say Marketing Specialist or something similar. So look for evidence.

Ask yourself, "Do the photos chosen to show that property really show it at its best?"

These tips will help you create the most successful marketing campaign.

1] Take photos of your property on both the longest and shortest days. With winter being more important than the summer sun, it is important to show that the winter sun does enter the open-plan lounge and "as you see in the photo almost reaches to the dining room table."

4.) Consider the potential buyers for your property. You may not want to be photographed in private, so you should take photos of the home in summer with all its greenery and foliage. Some people may prefer views. It is better to capture the photos in winter without any distractions from foliage and greenery. Some people like larger gardens. Take photos of the roses in spring. If you have a vegetable garden, take photos with the corn cobs, tomatoes, and orange pumpkins.

5] High tide or low tide is important in coastal areas. While high tides are more appealing than low tides for a beautiful sea view, you might need to look at future tide tables to determine when there will be a king or high tide that coincides with the best time of the day to get the best view from your location. Low tides may be attractive to those who want to launch a boat, swim to an island or check out the swimming areas and beaches in their area.

6] Instead of showing the interiors of a kitchen, show the view from the kitchen. This puts the potential owner in control.
